Developers building new road in Ridgeland to improve traffic flow

A NEW ROAD IN Ridgeland will create a more direct route between Spillway Road and North Park Drive.

The road, proposed to be named Harbour Pointe Road, will begin on Spillway Road, across from Buffalo Wild Wings, and continue through the Harbour Pointe development that is currently under construction. The road will cut through in the northwest direction until it intersects Old Canton Road, where there will be a traffic signal.

The portion of the road being constructed from Spillway Road to Old Canton Road is going to be built by Harbour Pointe, the same company developing the land the road will cut through. The section of the road after Old Canton Road on the opposite side of the upcoming intersection will be constructed by the Harbour Crossing development, which is directly across from the Harbour Pointe development.

“We have two developments that are sharing the responsibility of building a road,” said David Overby, city of Ridgeland clerk. “Both of the developers are building their portions of the road using Tifs. One of the developers is getting $2.6 million and the other is getting $3 million.”

According to Harbour Pointe Site Development Consultant Horace Lester, the company that he is associated with has approval for a $3 million TIF but will only seek reimbursement for $2.6 million.

The Harbour Pointe development was approved for construction in early June by the Ridgeland mayor and Board of Aldermen. Site plans for the development express a multitude of businesses proposed for the lots on the developed land that range from fast food to high-end retail.

Harbour Pointe’s portion of the conjoining road has been started.

“We hope to have the road complete by the end of the coming year,” said Lester. “The only thing we can say about space right now is to expect some restaurants. With regard to the price of individual lots, they are priced with respect to a competitive market and with relationship to the dimensions a buyer is looking for in a lot.”

HARBOUR CROSSING or the second development involved in the convergence of two separate roadways that will make one has not started on their side of the road as of yet.

“Bids are currently being accepted on the portion of road at Harbour Crossing and construction is expected to begin soon,” said Ray Harrigill, developer for Pan Asia and son-in-law of S.L. Sethi, Harbour Crossings developer.

According to Sethi the Harbour Crossing development is about 23 to25 acres of land and will house a number of different businesses.

“There will be a Pan Asia, a Mexican restaurant, an extended stay hotel, some retail and some kind of offices,” Sethi said.

The converging roads project was not exactly on the city of Ridgeland’s to do list, according to Director of Public Works Mike McCollum.

“The road might give us a better east/west corridor and a faster way for people to get from Spillway to Northpark, but the main reason for the roads is to make developments more attractive.”
