Commercial Realtor Christi Greenlee with Commercial Real Estate is working with several projects being brought into the City of Gluckstadt.
The Platz has been approved by the city and will be a 19,400 square foot building filled with office space, retail and restaurants with construction beginning at the first of 2024.
It will also include a separate 3,000 square foot building where Greenlee said they would love to have a medical office or stand alone restaurant. The Platz, which is just north of Sullivan’s on the west side of Calhoun Station Parkway, is being developed by Khinda Paramjit. The development currently has two letters of intent from future tenants and is set to open in mid-2024.
“I love the look of this German-feel building,” Greenlee said.
Magnolia Commons will also begin construction in 2024 and include office and retail space. This development will be located on the east side of Church Road.
“The west side of Church Road has all the construction happening now, but Daniel Wooldridge, Owen McIntosh and myself are working hard to get developers and investors to the east side of Church,” Greenlee said. “Patrick Rowland purchased a lot on the corner of Church and Old Jackson Road, where he has a 12,000 building designed and approved with hopes of building the first of 2024.”
Greenlee also has over 20 acres of land along Church Road listed for sale, which she believes would be perfect for an office park.
“There is no office space available in Gluckstadt at this time – just office warehouse,” Greenlee said. “People are asking for a park, dog park, a place for family and kids to eat, play, tennis courts, green space, and this space could fill some of those needs.”
Greenlee also worked with PR Builder to fill Germantown Retail, which is now a 100 percent occupied 12,000 square foot building with tenants including MaxFit, Johnny’s Pizza, Parkway Perk, Mail Room, Angelo’s Catering, MAD esthetician, and Kincaid Dental Center.
“These new developments will enhance the main Gluckstadt thoroughfare, provide new businesses with a chance to succeed, and give future enterprises a welcomed opportunity to grow and serve local citizenry,” Greenlee said. “There are several more exciting things coming – I just can’t speak about it until it is all approved.”
