Madison County could grow by another 325 houses, continuing the pattern of rapid growth that the county has seen over the last several years. Plats for entirely new subdivisions, additions to current subdivisions and plans to rezone property were all listed on the April 5 board of supervisor’s agenda.
The Lakes at Stapleton, Autumn Hill, West Lake phases two, two-A and three, Yandell Farms and New Castle are all seeking board approval.
Three new developments are coming to the southern part of Madison County. West lake phases two, two-A and three will bring in an additional 66 new lots to the neighborhood. Located on Dewees Road in west Gluckstadt, West Lake is preparing a phase two and phase two-A following the successes of phase one.
“We expect to start phase two and two-A this summer,” said Scott Gideon, one of the West Lake developers.
Yandell Farms, a new subdivision in east Gluckstadt, is preparing to add at least 42 more lots. This part of the project is being called Yandell Farms of Sheffield part three.
Construction started this March on the Highlands of Yandell, a part of the Yandell Farms project. Developer J. D. Robinson says Yandell Farms is a continuation of Cedar Green of Sheffield.
Changing the name of the subdivision helps developers like Robinson get their own market value, instead of being affected by the existing adjacent one.
New Castle, a neighborhood west of Annandale, is planning on adding new houses to their subdivision. Developers are in the process of rezoning some of the area to accommodate restrictions for residents. The developers plan to divide their 160-acre property into two zones, to make 35 acres of it zoned R-3, for special use. That portion of the land will be reserved for residents 55 and older. The other 125 acres will remain zoned R-1 for residential use. The rezoning issue is still in the process of being sorted out.
The preliminary plat for The Lakes at Stapleton, a brand new development, was approved at the meeting. The neighborhood will be built near Highway 51 and connect to Stapleton Drive and Newport Drive. The subdivision is approximately 27 acres, with 70 lots available for sale. Green spaces and a common area are included in the preliminary plat.
Developers of Autumn Hill also got approved to begin designing their new subdivision. Autumn Hill is a small neighborhood with only around 11 homes. Each lot is 1.25 acres. It will be located on Robinson Road, east of Canton, next to Billbrew Road.
“Were looking to bring a little quality to north Madison County,” said developer Robert Billbrew.
