Land is being cleared for a new subdivision in Ridgeland that is in front of Sunchase Apartments.
Brian Sartain, president and owner of Sartain Associates Inc., is developing Britton’s Abbey, a 45-lot subdivision that will cover a 12.5-acre piece of property along Old Canton Road that sits between William Boulevard and Lincolnshire Boulevard.
“Depending upon the weather, the goal is to have it developed by late summer or early fall,” he said, “with construction to commence in the fourth quarter of the year.”
The streets, curbs and gutters as well as the sewer lines, water lines and stormwater drains still need to be installed. So do utilities.
The Ridgeland mayor and board of aldermen approved the preliminary plat for the subdivision last November. The subdivision will be developed at one time, not in multiple phases.
The subdivision will feature single-family homes that each have from approximately 1,800 square feet to approximately 2,000 square feet of living area and include quartz or granite countertops, stainless steel appliances and durable flooring that is not carpet. Two-car garages at the front of a home or at the side, depending upon the lot, are also a feature.
Homes will range in price from $300,000 to $400,000, Sartain said.
The subdivision will be restricted by covenants and include a homeowners’ association. “Covenants help protect the value of the houses so that a homeowner can’t do anything that would affect the value of the homes,” he said.
To ensure the stormwater drains from the property, a retention basin, which will not otherwise hold water, is planned.
One of the most difficult things when it comes to a development is coming up with a name, Sartain said. He chose Britton’s Abbey because he thought it sounded good.
Sartain bought the property in June 2021 but decided to wait to develop it because of the economy. “I waited for a more advantageous economic condition,” he said.
Sartain plans to build some of the homes and to sell some of the lots to other builders.
A developer and homebuilder for 30 years, Sartain has developed “at least” 10 subdivisions mostly in Madison County and some in Rankin County. In the mid- to late-1990s, he developed Camden Park and Camden Mill in Ridgeland.
Cornerstone, a subdivision for owners 55 and older that is located off Catlett Road in Madison County, is Sartain’s most recent development. The 30-lot development was completed in 2023.
On the other side of Old Canton Road near the location of Britton’s Abbey is another neighborhood that is new and developing: The Heritage at Jacobs Farms. Homes there are expected to range in price from $280,000 to $400,000.
