The developers for the Topgolf development in Ridgeland have their eyes set on October for shovels to break ground and begin construction.
PraCon Global Investment Group, which is headquartered in Jackson successfully obtained their ordinance for the overlay district back in April for a mixed-use development with the world-renowned golf entertainment center as the anchor. This month, the preliminary plat was approved for Topgolf.
The two-level Topgolf venue will consist of 60 climate-controlled outdoor hitting bays, chef-driven menu items, top-shelf drinks, music and year-round programming. It will be equipped with Topgolf’s proprietary Toptracer technology to accurately trace the flight path of golf balls. This allows for Topgolf games, such as Angry Birds and Jewel Jam. This is the same technology seen on TV while watching major golf tournaments.
PraCon plans to make the golf entertainment center the anchor of its Prado Vista at Ridgeland, which will be a 77-acre mixed-use development at the intersection of Colony Park Boulevard and Sunnybrook Road that plans to include a national grocery store, two high-end hotels, more than 100,000 square feet of office, retail and restaurant space, an entertainment venue, 228 homes for sale and a river walk.
“The approval (of the preliminary plat) allows us to finalize a submittal for construction documents to start with everything,” CEO and President of PraCon Global Investment Group Gabriel Prado said. “The goal here is to break ground in October.”
Prado said the October date is contingent on the finalization of their wetlands mitigation, which they are currently working on.
“Topgolf has submitted their construction documents to the city, which I believe is going to be in front of the board on September 4,” Prado said. “After that, we have to finalize all of the wetlands mitigation, and then get everything ready for the goal of breaking ground in October.”
While there has been much speculation over what other companies will be joining the development as tenants, Prado said they cannot give out any details on other tenants at this time because it could jeopardize those potential deals that are in the works.
“The tenants that we’re pursuing will be similar to Topgolf in that it will be their first location in the state,” Prado said. “Our whole point of this development is to change the entertainment industry for Ridgeland, the Jackson metro area and for Mississippi. We’re very grateful for the support of the citizens, not only of Ridgeland, but all throughout the surrounding areas.”
One of the things Prado believes will change the entire dynamic of developments in the area is the riverwalk that will go through the middle of the development.
“We really value what previous developers have done in the area that we looked at the baseline and then want to take it from there to a different level, such as the Township and the Renaissance,” Prado said. “But we want this to have a different synergy into the next generation of developments that come through that offer live work and play that we believe is needed for young professionals, elderly and for the whole family.”
Prado said he is looking forward to two things: first, putting the first shovel in the ground and, second, seeing the completion of the entire 77 acres.
“It’s going to take time, but those two things are the biggest visuals I have in my head,” Prado said. “The goal is to start here with Topgolf and then get everything done.”
Prado thanked everyone for being so supportive of their vision for this development, even during points people thought it was impossible.
“We’re working hard every day, seven days a week, 18 hours a day to get those tenants that people are looking for,” Prado said.
