Fall target opening date for first phase of new development in Belhaven

In a few months, Northsiders will be able to get a skinny shake and a donut all within the same city block.

Construction is about to begin on the first phase of the Belhaven Plaza, development.

The initial phase will include the construction of a 5,000-square-foot building that will be home to a donut shop owned by Campbell’s Bakery, as well as the remodeling of a roughly 1,000-square-foot facility in the same block, which will be home to a nutritional shake shop, said developer David Turner.

“We’re rolling toward a fall opening on those two buildings,” he said. “If things go as planned, Campbell’s will be starting hopefully in two weeks.”

The buildings will be located in the 1100 block of Jefferson Street, across from Baptist Hospital.

Construction is expected to run between $1.5 million and $2 million, Turner said.

Crews have already torn down one building to make way for the Campbell’s facility, which will include retail/restaurant space on the first floor and office space on the second.

“We have a couple people who have spoken for the nine offices that will be up there,” he said.

The second building won’t be new construction, but rather the renovation of an empty 1,000-square-foot apartment.

“We have a cool, updated plan that will make it look like a retail operation,” Turner said. “It will be a quick renovation to convert it from residential to retail.”

The former apartment will be home to a nutritional shake shop, with the upstairs set aside for storage.

“It’s really just converting the downstairs,” he said.

Those plans approved by Jackson’s site plan review committee last week.

 

If a donut or shake isn’t enough, the center’s first phase could also include a full-service restaurant.

David Turner Companies is working with potential restaurant owners to redesign an abandoned home on Manship Street, also within the town center’s footprint.

“If plans go well, we’ll have a restaurant opening there in the fall,” he said.

The home will not be torn down, but renovated, because it’s in the Belhaven Historic District.

“Most people probably wouldn’t want to renovate it. But it’s in the historic preservation district. The Historic Preservation Commission allowed me to tear down one building that was dilapidated and not contributing, but I had to agree to renovate that house.

“Our company has renovated numerous houses in Belhaven over the years. One, in particular, was slated for demolition but the commission wouldn’t let the city take it down,” he said. “We renovated it and it’s a beautiful home.”

Some of Turner’s remodeling projects in Belhaven have earned recognition by the Mississippi Heritage Trust and the Home Builders Association of Mississippi.

“We definitely care about architecture, history and preservation,” he said. 

 

The roughly $20 million town center will be bordered by Poplar Boulevard to the north, Jefferson to the east, North Street to the west and Carlisle Street to the south. Manship runs through the middle of it.

The mixed-use project will include approximately 120,000 square feet of mixed-use space, including retail, residential and office. Those buildings will create a buffer zone between North Street and North State Street, a commercial corridor, and North Jefferson, which turns into single-family residential.
