Construction on The Quarter House luxury apartments that are part of Jackson-based StateStreet Group’s revitalization of The Quarter on Lakeland Drive is under way.
The four-story building, which is under construction behind The Quarter’s retail space that fronts Lakeland Drive, will contain 138 apartments and is expected to be completed in early summer of 2021, said Justin Peterson, vice president/general counsel for the StateStreet Group, a development and property management company.
“It’s a multi-million-dollar project and a multi-million-dollar investment in Jackson,” he said, unwilling to provide an exact dollar amount.
The website, thequarterhousejxn.com, should go live later this month, and pre-leasing should start in January, he said. A perspective resident will be able to reserve an apartment online when the website is live.
The exterior design of The Quarter House features bay windows and a pitched roof, intentional details.
“It’s very fitting where it is,” he said. “It’s close to a big section of a residential neighborhood. It lends to that feeling of community, which is the vision for the entire project.”
The apartments are primarily one-bedroom and two bedrooms, although there are some three bedrooms, he said. Junior one-bedroom units, which are larger than a studio apartment but smaller than a traditional one-bedroom and set up with a bedroom area that is separate from the living area, are part of the mix.
Amenities in each unit include a kitchen with stainless steel appliances and an island, tile surround in the tubs and showers, a washer and dryer and a Nest thermostat. A dog wash and dog park, a courtyard with a swimming pool, a courtyard with a fire pit and bocce ball court, a walking path, valet trash service and two elevators are additional amenities.
The pricing for the apartments is being finalized and will be in line and competitive with luxury apartments such as the Meridian at Fondren, which StateStreet Group co-developed and is the property manager for, and The District Lofts.
Young professionals, medical students and other medical professionals and active retirees are the target market, Peterson said.
“Both the Meridian and The District Lofts have long wait lists,” he said. “I think there is a real demand for new, luxury apartment communities.”
The StateStreet Group acquired The Quarter, which dates to the 1970s, in 2017 and completed the first phase of redevelopment in early 2019. The goal is to make what is a Jackson landmark on Lakeland Drive into a vibrant, mixed use community, he said.
The Quarter was 18 different buildings when StateStreet acquired it and it was more than 50 percent vacant and in bad shape, Peterson said.
Eleven of The Quarter’s 18 buildings were demolished to make room for The Quarter House apartments.
The initial phase of redevelopment involved renovating the five buildings that face Lakeland Drive that contain a local coffee shop, tobacco shop and liquor store and converting the second-story office space into 12 luxury loft apartments.
The 12 loft apartments are each leased, he said. There is one vacancy in the retail space and it is for a restaurant, Peterson said.
“We are in active leasing discussions with several restauranteurs,” he said.
The Quarter includes 20,000 square feet of office space, most of which is leased, Peterson said. “We’re down to two vacant suites, he said.
